How HeimHost turned visibility into profit: 10k page views and 55% revenue growth

HeimHost is the largest premium property management company in Manchester, England, offering stylish, hotel-like rentals under their boutique brand, The Heim. But despite top-notch properties and exceptional service, their Airbnb listings weren’t getting enough conversions.

Even high-quality accommodations can remain undiscovered in Airbnb’s search results. The HeimHost management team needed to refine its strategy to better display properties and reach the right audience. The strategy: Smarter listings deliver more bookings

Adaptive listing optimization

Airbnb’s search ranking engine places guest search behavior front and center. AutoRank analyzes guest search behavior and Airbnb’s ranking algorithm to enhance property visibility. It then refreshes your listing every 48 hours, keeping it optimized and relevant to Airbnb’s ever-changing search dynamics. 

AutoRank updated HeimHost’s listing titles and descriptions every 48 hours based on guest search trends. This meant:

  • Crafting titles to highlight the most searched-for amenities and unique selling points
  • Regenerating descriptions to be more engaging, structured, and easy to read
  • Fine-tuning keywords to match what potential guests were actively searching for 

This dynamic approach ensured HeimHost properties appeared in the right searches and attracted the right guests.

Local events and attractions

Recent studies show that guests select properties as much for their proximity to events and attractions as for the property itself. AutoRank inserts local attractions and events within the listings to improve relevancy to guests. This solution ensured HeimHost’s listings included strategic, location-based keywords, boosting their visibility in highly relevant searches.

The results: 10,000 more clicks, more bookings, more revenue

After implementing AutoRank, HeimHost’s 19 listings saw 9,827 additional page views over the following 7 months compared with the previous period. More eyes on the listings meant more chances to get booked.

Thanks to the increased visibility and optimized pricing, HeimHost’s revenue soared:

  • Total revenue increase: +55.22%
  • Revenue per available listing: +19.23%
  • Average nightly rate growth: +7.18%

Higher occupancy, even during low season

Off-peak seasons can be brutal for bookings, but HeimHost didn’t just survive. They thrived. Their listings began appearing at the top of search results, leading to a 16% YoY increase in occupancy during January, typically a slow month.

The takeaway

HeimHost’s success proves that Airbnb ranking matters. Even the most beautiful, well-managed properties won’t perform if hidden in search results. But with the right optimization strategy, hosts can dramatically improve their listing visibility, attract the right guests, and boost revenue.
